What is a Phase I Environmental Site Assessment (ESA)?
A Phase 1 Environmental Site Assessment (Phase I ESA) evaluates a property for potential environmental contamination and liability risk prior to purchase, financing, or development. Phase I ESAs are commonly required for commercial real estate transactions, including property acquisitions, bank financing or refinancing, due diligence, and development projects. Identifying environmental risks early helps protect buyers, lenders, and investors from potential liability and unexpected costs.
